Lead Water Testing

Heavy metals such as lead, if present, in the potable water system are known to cause multiple health conditions if consumed. Lead can enter drinking water when plumbing materials that contain lead corrode, especially where the water has high acidity or low mineral content that corrodes pipes and fixtures. The most common sources of lead in drinking water are lead pipes, faucets, and fixtures. In homes with lead pipes that connect the house to the water main, also known as lead services lines, these pipes are typically the most significant source of lead in the water. Lead pipes are more likely to be found in older cities and homes built before 1986. Among homes without lead service lines, the most common problem is with brass or chrome-plated brass faucets and plumbing with lead solder. To test for lead in water, a single sample is collected and sent to an EPA-certified lab.

Lead Dust Wipe Sampling

In accordance with a method approved and according to N.J.A.C. 5:28A, this New Jersey Rental Law regarding lead sampling is completed by taking dust samples at four interior locations. The samples are sent to a NLLAP-certified laboratory to check for the presence of lead dust. Since we do not perform remediation services, our testing service is unbiased and in compliance with Title 5, Community Affairs, Chapter 28A, Lead-Based Paint Inspections in Rental Dwellings N.J.A.C. 5:28A.

Lead Visual Inspection

In New Jersey townships which only require a visual lead assessment for properties built before 1978, this service will check for lead-based paint hazards throughout the living space. This visual assessment is in accordance with HUD guidelines and regulations at 42 U.S.C. § 4851b for deteriorated paint or visible surface dust, debris, or residue on all painted building components, especially any walls, windows, trim, and surfaces that experience friction or impact. Upon completion, a “lead-safe” certificate is provided.
